Check out the first-time homebuyer seminars &#8211; which may be requirements for participation in other types of assistance &#8212; offered by some of these organizations.&nbsp;<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"has-small-font-size\"><strong>The <a href=\"http:\/\/wshfc.org\/buyers\/education.htm\" target=\"_blank\" rel=\"noopener\" title=\"Washington State Housing Finance Commission (WSHFC)\">Washington State Housing Finance Commission (WSHFC)<\/a><\/strong> offers free virtual and in-person home buying seminars.  <\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong><a href=\"https:\/\/www.homesightwa.org\/homebuyer-education\/\" target=\"_blank\" rel=\"noopener\" title=\"HomeSight\">HomeSight<\/a><\/strong> offers free virtual homebuyer education.&nbsp;<\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong><a href=\"https:\/\/www.elcentrodelaraza.org\/first-time-homebuyer-education\/\" target=\"_blank\" rel=\"noopener\" title=\"El Centro de la Raza\">El Centro de la Raza<\/a><\/strong> offers homebuyer education classes the first Saturday of the month every three months.  <\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong><a href=\"https:\/\/www.ehomeamerica.org\/\" target=\"_blank\" rel=\"noopener\" title=\"eHome America\">eHome America<\/a><\/strong> also offers virtual homebuyer education classes for $50.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"wp-block-heading\">Down-payment assistance&nbsp;<\/h4>\n\n\n\n<p class=\"has-small-font-size\">Have you heard that you need a 20% down payment to buy a home? That\u2019s absolutely false. Conventional loans can go as low as a 3% down payment, and others like VA and USDA loans require no down payment at all. But the cost of a low down payment is a higher monthly payment. <a href=\"https:\/\/hellotomo.com\/affordability\" target=\"_blank\" rel=\"noopener\" title=\"\">See how this works<\/a>.<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>If you\u2019re hoping to get help pulling together a down payment, there are numerous programs available for Washington state homebuyers. They are generally meant for first-time homebuyers whose income is below 80% of the area median income (AMI) and who are purchasing a primary residence.&nbsp;<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"has-small-font-size\"><strong>WSHFC<\/strong> offers down payment assistance programs to homebuyers who are using one of its mortgage loan programs. These aren\u2019t grants but are rather second mortgages of on average $10,000 with interest rates between 0 and 4%.<\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong>Community Frameworks <\/strong>offers down payment assistance of up to 20% in Kitsap County as well as Spokane.&nbsp;<\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong>Parkview Services<\/strong> offers down payment assistance for low- to moderate-income first-time homebuyers with intellectual disabilities and the family members who live with them.&nbsp;<\/li>\n\n\n\n<li class=\"has-small-font-size\">The <strong>HOME Program<\/strong> offers up to $10,000 in down payment assistance to qualifying homebuyers in Kennewick, Richland, or Pasco Washington.&nbsp;<\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong>Habitat for Humanity in Seattle<\/strong> (and also in other parts of Washington) allows homebuyers to invest labor instead of dollars into their first homes.&nbsp;<\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong>Housing Hope<\/strong> in Snohomish County also allows buyers to contribute sweat equity instead of a down payment.&nbsp;<\/li>\n<\/ul>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"wp-block-heading\">Subsidized mortgage programs<\/h4>\n\n\n\n<p>These mortgage programs may have lower rates, have lower payments via waived mortgage insurance requirements, or may have lower down payment requirements. Some of these programs are for all first-time home buyers, some are for less affluent buyers in general, and some are for both.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"has-small-font-size\"><strong>Fannie 97, Freddie HomeOne, Fannie HomeReady, and Freddie HomePossible.<\/strong> Fannie 97 and Freddie HomeOne support down payments as low as 3% or even lower with secondary liens for first-time home buyers. And the Fannie HomeReady and Freddie HomePossible support similar down payments even for repeat buyers so long as income is below 80% of area median income. <\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong>FHA loans. <\/strong>FHA loans are another option for low down payment requirements (minimum 3.5%), and they also have a lower bar for credit scores too (580).<\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong>VA loans<\/strong> for those with military affiliation, <strong>NADL loans<\/strong> for Native Americans with military affiliation, and <strong>USDA loans<\/strong> for homebuyers in rural areas even support 0% down payments, and the NADL and the USDA\u2019s Section 205 Direct Loan Program for low-income buyers also have rock bottom interest rates.&nbsp;<\/li>\n\n\n\n<li class=\"has-small-font-size\"><strong>Renovation loans<\/strong> allow buyers to get a loan to buy a property bundled with a loan to improve it through renovations &#8211; allowing them to buy fixer uppers that might need some improvement to meet their needs.&nbsp;&nbsp;<\/li>\n<\/ul>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-small-font-size\">You can learn more about these mortgage products through our sister company <a href=\"https:\/\/hellotomo.com\/\" target=\"_blank\" rel=\"noopener\" title=\"Tomo Mortgage\">Tomo Mortgage<\/a>.<\/p>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"wp-block-heading\">Subsidized properties<\/h4>\n\n\n\n<p>Affordable housing developers tap federal funds, local housing levy funds, and charitable funds to subsidize the development of specific properties. Some to check out include:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"has-small-font-size\">The <strong>HUD Good Neighbor Next Door Program<\/strong> enables essential workers to buy homes in their communities for up to 50% off of the list price in exchange for committing to living it as their primary residence for at least 36 months.&nbsp;<\/li>\n\n\n\n<li class=\"has-small-font-size\">Developers like <strong>HomeSight<\/strong> create affordable cooperative living like the apartments in the <a href=\"https:\/\/tomo.com\/property\/7343-martin-luther-king-jr-way-s-unit-207-seattle-wa-98118\/id-6472968427\">Othello<\/a> project, which features 2 and 3br units in Seattle for less than $100,000.&nbsp;<\/li>\n\n\n\n<li class=\"has-small-font-size\">Community land trusts like <strong>Homestead <\/strong>in Seattle, <strong>Kulshan Community Land Trust <\/strong>in Bellingham, and other members of the <strong>Northwest Community Land Trusts Coalition<\/strong> convey title to the property along with a long-term lease on the land beneath it, usually along with significant subsidies.<\/li>\n\n\n\n<li class=\"has-small-font-size\">Co-op developers like <strong>Frolic<\/strong> mix individual living spaces with more substantial shared amenities than most \u2013 for example, shared guest quarters and dining spaces.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>Owning a home is the principal path which most Americans build their wealth and community through.
