While the housing market remains competitive in Philadelphia, home sales of new construction homes were less aggressive. In 2022, 679 new construction homes were sold, but that number dropped 12% in 2023. The majority of these sales were townhomes and condos (single family residences represented only 4% of sales). However, the new construction homes tend to sell more quickly, with a median 36 days on the market. Pricing for new construction homes skews toward the higher end, compared to similar homes elsewhere in Pennsylvania ($550,000 median price in 2023). About one-third of the new construction homes sold in Philadelphia came with an HOA, which might cover amenities such as landscaping, maintenance, a reception desk, gym, and pool.
