With high temperatures and many new residents moving to Phoenix from other parts of the US, air conditioning and swimming pools are considered essential to beat the heat. Most of these pools are HOA-maintained, in-ground, community swimming pools. The median home price for single family residences with pools has stayed stable at $600,000 for the past two years. Only 44 percent of homes with pools listed for sale were part of an HOA.
