Founded in 1938, Surprise, Arizona became a popular destination for retirees in the 1990s and early 2000s. Thousands of people over age 55 moved to the city to live in one of the nation’s first successful age-restricted resort-like communities. Today, Surprise is almost 50% seniors. Its proximity to popular Glendale and an abundance of senior communities made it home to the first-ever United States National Pickleball championships. Surprise is growing, too. Home sales increased more than 77% between 2022 and 2023, when 183 homes were sold. The median close price for 55+ communities in Surprise was $368,000, compared to Goodyear, AZ where the median close price was $474K last year.
