It’s no accident that new home construction in Chicago is on the upswing. In 2022, 1,028 new homes were sold in Chicago. That number increased by 6% to 1,093 new homes the following year, in 2023. With prices rising about 2.5 percent over the last year, new construction homes sold for a median price of $819K in 2023. The median time on the market was 13 days. New construction residences tend to be part of a homeowners association (HOA), with almost 75% of newly sold new construction homes belonging to an HOA. About 22% of new homes were single family residences, with the remainder being townhomes or condos.
