The capital of South Carolina is undergoing a “blockbuster year” for economic development, especially in the tech and renewable energy sectors. Over 1,000 new construction homes have been sold since 2022, and as Columbia ranks one of the top destinations in the United States for Gen Z, construction is likely to keep pace. The median price of a new construction home in Columbia was $274,000, making it much more affordable than in other parts of the country. And the vast majority of new construction home sales (92%) were single family residences rather than townhomes or condos. Few of the new construction homes sold belong to a homeowners association (HOA).
