New construction in Frederick has hustled to keep up with the city’s ongoing population boom. Since 2022, hundreds of new construction homes have moved through Frederick’s real estate market. But is Frederick finally reaching capacity? In 2022, 789 new houses were sold. Within a year, that number declined very slightly to 744 new construction homes, a decrease of about 6 percent. The majority of the new construction homes were condominiums and townhouses. Only 30 percent, or a little less than one-third of new homes were single family residences. More 92% of all new construction homes in Frederick included an HOA fee of some kind.
