Miami Beach, Florida has been seeing the surge of new construction for years. But it looks like economic pressures have slowed the development of new houses in the area significantly since 2022. Sales data illustrates this trend, with 68 new construction homes sold in 2022. By 2023, this figure had dropped to only 36, reflecting an 47% decrease in just one year. Despite the decline (or perhaps because of it), prices for newly constructed homes have skyrocketed. In 2022, the median home price was just shy of $3 million—by 2023, that number has risen 116% to $6.4 million. Already in 2024, we’re seeing luxury waterfront homes selling for $20 million or more.
