The capital of Oregon sold over 200 new construction homes in 2023, a 12% increase from the previous year. One of the few “blue dot” cities in Oregon, known for its libertarian, free thinking values, this city is absorbing many new residents from nearby progressive cities Portland and Eugene, as well as outside the state. With plenty of space and low population density in the downtown area, Salem attracts people eager to own their own space. Single homes represented more than 86% of total new construction home sales. Townhomes, manufactured homes, and condos were less common. More than two-thirds belong to a homeowners association (HOA).
